SPECIFIC QUALIFICATIONS
- Airports
- Appraisals of fee simple interest, surface and
subsurface estates and avigation and hazard easements in conjunction
with site acquisition for the expansion and/or development of more than twenty
airports throughout Alaska. All appraisals were made according
to guidelines developed by Alaska Department of Transportation
and Public Facilities in conjunction with Federal Aviation Agency
requirements relative to federally-funded projects.
- Tidelands
- As a former staff and chief appraiser for Alaska
Division of Lands (1967-74), Mr. Olson appraised tide and submerged
lands tracts throughout Alaska, including the Alaska Peninsula
and Aleutian Islands. As an independent fee appraiser, he has
continued to appraise tide and submerged lands in such locations
as Dutch Harbor, Togiak, Sand Point, Chignik, Kodiak, Cook Inlet,
Prince William Sound, Knik Arm, Prudhoe Bay, and various locations
throughout southeast Alaska.
- Gravel
- Appraisals of royalty values of earth materials (gravel, etc.)
for: airport projects in Ruby, Council, Shaktoolik, Deering, Shungnak
and Kobuk; materials sites on State lands for use by Alyeska Pipeline
Service Co. in conjunction with pipeline operation and maintenance;
sales in the Fairbanks area from University of Alaska to Great
Northwest, Inc. and from Alaska DNR to Fairbanks North Star Borough;
use by the oil industry for pad construction on DNR North Slope
Lease Tracts; commercial development on state lands in Yakutat,
Thomas Bay area near Petersburg and Stikine River near Wrangell;
dispute resolution between St. George Tanaq Corporation and The
Aleut Corporation regarding rock value on St. George Island; and
sale of gravel from Alaska DNR to M-B Contracting Co., Inc. for
road construction near Delta Junction.
- Rights of Way
- A variety of rights of way, throughout
Alaska, for such uses as oil pipelines, electric transmission
and distribution lines, roads, highways, and trails. Of particular
significance are six major projects: trans-Alaska oil pipeline between Prudhoe
Bay and Valdez; MFSNT fiber-optic cable between Valdez and Prudhoe Bay; Tyee Lake Hydroelectric
Transmission Line in Petersburg and Wrangell; Willow to
Healy Intertie Electric Transmission Line; Dimond Boulevard
Widening Project; and Bethel Seawall Project.
- Unique Assignments
- Appraisals of bulk oil tank farms in Nenana, Fort Yukon, Galena, St. Mary's,
St. Michael, Hooper Bay, Delta Junction, Glennallen, and Palmer; Exxon Valdez
Oil Spill Trustee Council small parcel appraisals near Homer, Ninilchik and
Soldotna, including Perl Island; appraisal of Ketchikan Shipyard for A.I.D.E.A.
financing; Alyeska oil pipeline right of way corridor evaluation; Captain Cook
Recreation Area for Alaska Division of Parks acquisition; Monashka Creek
watershed for Kodiak Island Borough; Homer Red Meat Center for University of
Alaska; agriculture rights and fee value of the state-owned prison farm in the
Pt. Mackenzie area; and State foreclosed lands on the Alaska Peninsula,
Shumigin Islands, and Aleutian Islands.
